To create two new lots from the existing 1.3 ha (3.2 ac) subject property. In total three lots are proposed (two severed and one retained). The lot to be created through B38-23 is proposed to be 2471m² (0.61 ac) in size and contains an existing single-detached dwelling. The lot to be created through B39-23 is proposed to be 1382m² (0.34 ac) in size and is currently vacant. The retained lot is proposed to be 9250m² (2.3 ac) in size. A Zoning By-law Amendment will be necessary as a condition of Consent to allow future single-detached dwellings. The lots will be municipally serviced with appropriate frontage onto Nelson Street.
