The purpose of the consent is to create a residential lot within the community of Mitchell through infill development.

The newly created/severed lot will have a lot area of 1287.7m² (0.32 ac) and will have a frontage of 33.8 metres on Clayton Street. The retained lot will have a lot area of 976.2m² (0.24 ac) and will have a frontage of 28.85 metres on Napier Street. The retained lot will have an existing single-detached home and the severed lot is proposing to construct a three-unit townhouse development for the rental market.

Application B05-23 is being proposed consecutively with application for consent B04-23, which is located directly to the north on the same property (34 Napier Street).
