The property tax is the largest and most important revenue source for municipalities. It is the only tax that municipalities have the authority to collect. Property taxes are calculated by multiplying the property assessment by the tax rate applied to the property. The applicable tax rate is comprised of an education rate, a County of Perth rate, and the local municipal rate.
The Municipal Property Assessment Corporation (MPAC) is responsible for determining a value on all properties in Ontario. You can check your property assessment (CVA) and get answers to frequently asked assessment questions.
The County of Perth is not responsible for any aspect of property assessment. All assessment related concerns should be directed to MPAC.
More video resources are available on MPAC's YouTube Channel.
The tax rate in the County of Perth consists of three components. There is an area municipality portion (Township of Perth East, Municipality of North Perth, Municipality of West Perth, or the Township of Perth South), a County of Perth portion, and an education portion.
Each of these portions is related to the budgetary needs of the area municipality, the County of Perth and the provincial decision on education funding requirements. The tax rate is expressed as a percentage of a property's assessed value. Each property class has its own tax rate. The tax rate multiplied by the assessed value, results in the amount of property taxes payable for the year.
In 2018, Perth County staff conducted a in depth tax study to assist with the municipality's tax policy responsibilities. The core material is intended to provide a thorough analysis o the local tax policy scheme, as well as the impact of reassessment, phase-in, growth and other changes to the municipality's assessment base.
The analysis contained in this report is based on the 2017 tax policy scheme adopted by the municipality, the general purpose municipal levies imposed for 2017, and on MPAC’s Roll Based Market Change Profile (MCP) Data, which contains a number of sets of current value assessment (CVA) information for each property including:
